144 homes sold in Fort McMurray in July 2026 — up about a third from last July — while active listings fell to 343, the lowest in over a year, leaving just 2.38 months of supply. The average sale price of $356,489 slipped from June, but that reflects what sold (more entry-level condos), not falling values — year over year the average is essentially flat.
What happened in July
Demand stayed strong and supply kept tightening — the combination that has defined Fort McMurray for the past year. There were 144 sales in July, essentially flat from June but up 33% from the same month last year.
New listings came in at 160 — about the same as last July, though down from June's spring peak — and active inventory fell to 343 homes, down 20% year over year and the lowest it has been in more than a year. That pushed months of supply down to 2.38, firmly in seller's-market territory, and the sales-to-new-listings ratio to 90%: nearly every new listing that came up found a buyer. About that price drop
The average sale price was $356,489, down 7.3% from June. On its own that looks like a decline — but it isn't. AREA reports an average for Fort McMurray, not a benchmark or a median, and on roughly 140 sales a month an average swings with the mix of what happens to sell.
In July, apartment-condo sales jumped 39% from June (and 95% from a year ago), so more lower-priced units changed hands and pulled the average down — even though home values themselves didn't fall. Year over year the average is basically flat (down 0.3%), and detached values are actually up. The honest read of this market is in sales, inventory and months of supply, not the month-to-month average.
Where the action was, by property type
Detached homes are the core of this market — 81 of July's 144 sales — and they're still tightening, with inventory down and the average up about 7% from last year to $476,948.
The real story of the month, though, was at the entry level: apartment-condo sales nearly doubled year over year, and row/townhouse sales were up more than half. Those are the segments where Fort McMurray's first-time buyers and investors are most active, and where a buyer today still has the most to choose from.
What this means if you're buying in Fort McMurray
In a market this tight, the right home doesn't wait for you. The buyers who do well here are the ones who've sorted out their financing first — a real pre-approval, with a firm number — so they can move the day they find the place instead of scrambling for paperwork. The best value is still in condos and townhomes, which is exactly where a lot of local buyers start.
And because so much Fort McMurray income is variable, how a lender reads your pay matters. Overtime, shift premiums and bonuses can be used, but generally only with about a two-year history and averaged — and lenders genuinely differ on how much they'll count. Getting that assessed properly before you're in an offer, not after, is often what separates a firm approval from a maybe.
